🏠 Terms & Conditions of Stay
These Terms & Conditions apply to all guests booking and staying at this property through Booking.com, Airbnb, or any other platform. By completing a booking or self check-in, you agree to be bound by these Terms.
1. Occupancy
The number of guests stated in the reservation is the maximum permitted.
Any undeclared or unapproved guest (including visitors or overnight stays) constitutes a material breach of these Terms.
If unauthorised guests are discovered during the stay, the host reserves the right to terminate the booking immediately without refund.
If unauthorised guests are discovered after checkout, the following Unauthorised Guest Fee will apply:
- 20% of the nightly rate per person, per night
The host reserves the right to charge this fee retroactively and to recover any additional costs or losses arising from this breach.
Payment of any fee does not waive the breach or limit the host’s rights.
2. Guest Identification
For security and legal compliance, the lead guest may be required to provide valid photo identification.
Failure to provide ID may result in refusal of entry or cancellation of the booking.
3. Check-in & Check-out
Check-in and check-out times are as stated on the booking platform.
Unapproved Late Check-out
Failure to vacate the property by the agreed check-out time constitutes unauthorised occupancy and the following fees apply:

| Each additional hour | AUD $100 per hour |
| More than 2 hours late | Treated as unauthorised stay and charged at the full daily rate |
| Staying past the checkout date | Full daily rate + any guest relocation costs |
4. No Parties, No Events
Parties, events, gatherings or extra visitors are strictly prohibited.
Any breach may result in immediate termination of the booking without refund.
5. Smoking & Fire Safety
Smoking or burning of any substance inside the property is strictly prohibited.
If the smoke alarm or fire system is triggered, the following charges apply:
- AUD $2,000 plus any fire brigade or building management fees
6. Cleanliness & Insects (Tropical Climate)
The property is professionally cleaned before each stay.
In a tropical climate, exposed food, spills, or rubbish may attract insects.
Issues caused by guest use, hygiene or food handling do not constitute grounds for refund.
Insects may also be brought inside on shoes, clothing or luggage.
7. Deep Cleaning / Smoking / Party
If additional cleaning is required due to smoking, parties or misuse:
- Deep cleaning fee: AUD $400
8. Damage & Liability
Guests are responsible for any damage caused by themselves or anyone in their group, including but not limited to furniture, linen, appliances, fixtures, fire systems and building fines.
9. Consequential Loss
If a breach of these Terms results in:
- Cleaning delays
- Repairs
- Platform penalties
- Cancellation of subsequent bookings
- Guest relocation costs
The guest is liable for all resulting losses.
10. Refund Policy
Once a guest has checked in and remained in the property, the accommodation is deemed suitable for use.
Subjective dissatisfaction, cleanliness preferences or later complaints do not entitle the guest to a refund.
Any breach of these Terms (including extra guests, late check-out, smoking, or parties) results in no refund.
11. Evidence & Monitoring
The host may rely on access logs, self check-in records, cleaner reports, and public-area CCTV (where applicable) to verify occupancy and compliance.
12. Governing Law
These Terms are governed by the laws of Australia. The host reserves the right to take platform or legal action in the event of a breach.
